Historic homes are unique and charming, but there’s a few things you should know before buying an older house. If you’re looking to purchase property, particularly in the older sections of West Chester, please consider these tips as you search for your dream home.
Cost of homeowners insurance
Insurance is a requirement when owning a home, but don’t forget that older homes will most likely have higher rates. Risks like old wiring, old plumbing, and crumbling foundations are problems that insurance companies won’t be shy about billing you for.
Lawn and tree care
If the home is old, chances are the grass and trees are as well, so it is incredibly important to hire a lawn care company that specializes in tree and shrub care. You will want to trim the trees back from the house regularly, especially since snow and ice can make large limbs fall in the winter. Lawns on properties with older homes should also be carefully maintained. When lawns aren’t properly treated, bugs can swarm in and have a particularly easy time wreaking havoc on old homes, especially termites.
Homes built prior to 1980 are more likely to have paint with lead compounds in them. Paint in good condition may not pose a health threat, but deteriorating paint can be toxic, especially if there are children in the house who may ingest it. Consider having your home inspected and factor in lead paint removal projects before buying.
Moisture and mold
Make sure you’re not surprised by a leaky roof, which will let in a lot of moisture and could result in mold and permanent damage to walls and floors. If the walls are covered in wallpaper you will want to check behind them, or feel the temperature of the walls in different parts of the house, to know whether you’re dealing with a mold or moisture problem.
Heating, plumbing, electrical, and septic systems
All of these are fundamental, and each should be carefully inspected before you purchase a home. An inspection report should easily be able to indicate if they should be replaced, and it’s better to do it in the short term rather than wait.
Local planning laws
If you intend to make a modern addition, put up a fence, or even remodel the home, you’ll want to check with local authorities and historical societies before you buy the house. Sometimes there are restrictions on what you are allowed to do to your home or property if it’s old, so it’s best to check now.
